After a great career as a university professor, management consultant and computing executive, I decided to pursue my true passion, real estate, full time. I specialize in helping persons over 55, and your elderly parents, deal with the unique issues that affect your real estate transactions. |
Experience has taught me that for most people, all those years of buying and selling homes when younger, do not provide adequate preparation for these new issues for real estate transactions starting around age 55. For example, did you know that when Congress created the special tax advantages of retirement IRA's, they specifically allowed for you to invest in things other than stocks, such as Black Hills real estate, or even a business? |

You also have new financing options that were not practically available before. New insurance options and needs, tax deferred ownership-transfer strategies, and needs for different home design features. |

In many cases we see, evaluating and buying land is more complex and more risky than buying a house in suburbia. To evaluate land you will need to master various challenges such as: city/county zoning, covenants, water rights and supply, electric service and infrastructure, physical access and roadbuilding, water acquifers and well drilling, water testing and cisterns, soils fertility and expansion indexes, neighbors' expectations of easement, boundaries by fencing vs. surveys vs. legal description, etc. I have been an active investor in Black Hills vacant land for future development. If you ask me to help you buy or sell land, you will get the same fanatic deep-diligenceSM research that I have used for myself. |

As with most practicing engineers, I am not specially licensed by the State to provide "certified" engineering services to others. For engineering professional advice and answers you should consult an engineer licensed by the State to give State-certified advice. However, I do hold graduate degrees in engineering, physics and mathematics, and I've used these skills to buy and sell land. "I do data" like no one else. When I buy land, I often wind up knowing more about it than the seller! |

In my personal land investments, I often turned to my fellow university professors, consulting engineers, soils experts, geologists, hydroligists and others, in areas such as energy conservation and generation/co-generation, road-access construction and maintenance, bridge design, solar energy conversion, and agricultural land valuations. |

I enjoyed a wonderful career as a mechanical systems engineer, as a physicist, and as a computing executive and entrepreneur. Then I leveraged my Ph.D. training in engineering/science toward special certification in "green real estate." In fact, out of the thousands of EcoBrokers® in the U.S., I am the only nationally certified EcoBroker® in the Black Hills. |

I am also a personally dedicated devotee of green and sustainable living, as I utlilize photovoltaics, rainwater catchment, below-grade Earthen construction and other green strategies around my own home. |
